What goes wrong with a chimney, and when to act

A chimney takes more weather than any other part of a roof. It stands proud of the slope, catches wind from every direction, and the mortar holding it together is often the oldest material on the building. Most of the leaks we are called to that appear to be roof leaks turn out to start at the chimney.

The usual culprits are perished mortar joints, a cracked or missing flaunching at the top, and lead flashings that have lifted or been patched with mortar or mastic by a previous trade. Any of these lets water into the stack, where it travels down inside the brickwork and shows up as a damp patch on a bedroom ceiling, often some distance from the chimney itself.

Acting early is considerably cheaper. Repointing and new flashings on a sound stack is a modest job. Left long enough, frost gets into the saturated brickwork, the stack starts to lean, and the only safe answer becomes a rebuild from the roofline up. If you can see gaps in the mortar from the ground, it is worth having someone look.
